Rent

You can book a viewing by contacting our team or submitting an enquiry through the property listing. We’ll arrange a convenient time and confirm all the details with you.

Once you’ve viewed a property and wish to proceed, we’ll guide you through the application process, including completing the necessary forms and providing supporting documents.

You’ll typically be asked to provide proof of identity, proof of address, employment or income details, and any other information required for referencing.

Referencing is a standard part of the rental process. It usually includes checks on your identity, employment, affordability, previous rental history, and, where applicable, credit history. You will be asked to provide the required documentation through an online portal to an independent third-party referencing company, which will carry out the reference checks.

The deposit amount will be confirmed before your tenancy begins and will be protected in accordance with UK tenancy deposit regulations where applicable. We offer tenants a choice of a traditional tenancy deposit, which is protected in accordance with UK tenancy deposit regulations and is refundable at the end of the tenancy (subject to any agreed deductions), or Reposit, a deposit alternative with a non-refundable fee equivalent to one week’s rent.

A holding deposit may be required to reserve a property while referencing and checks are carried out. If the tenancy proceeds, the holding deposit will normally be credited towards your first month’s rent, subject to the terms of the holding deposit agreement.

Once your application has been successfully completed, we’ll prepare your tenancy agreement for you to review and sign. You’ll then need to arrange payment of your first month’s rent and any applicable tenancy deposit or Reposit fee. We’ll provide full details of the next steps and your move-in arrangements.

Once your application has been successfully completed, we will prepare your tenancy agreement for you to review and sign. You’ll then need to arrange payment of your first months rent payment and any applicable tenancy deposit or Reposit fee before we confirm and organise your move-in date.

If your property is managed by SevenLiving, you can report maintenance issues through our online reporting system or by contacting our property management team.

If you wish to end your tenancy, please contact us in writing as soon as possible. Details of the notice period and any applicable requirements can be found in your tenancy agreement. We will confirm your tenancy end date and guide you through the move-out process.

Yes. If a guarantor is required as part of your application, we’ll explain the process and the information your guarantor will need to provide. Where suitable, you may also be eligible to use a professional guarantor service, subject to meeting the provider’s criteria.

This depends on the property. Each listing will clearly state whether utilities, council tax, internet, or other bills are included. In most cases, these costs are not included in the rent, and you will be responsible for setting up accounts with the relevant providers and paying these charges directly

The timeline varies depending on the property availability and how quickly referencing is completed. Our team will keep you informed at every stage to help you move into your new home as soon as possible.

On move-in day, you’ll receive the keys to your new home and any important information about the property. A detailed check-in report will be completed, and you will receive a copy for your records.

Yes. We can introduce you to trusted independent mortgage advisers who can help you find a mortgage that’s right for your circumstances.

Once your offer is accepted, you’ll appoint a solicitor, arrange your mortgage (if applicable), and complete the necessary surveys. We’ll work closely with all parties to help keep the transaction progressing smoothly through to completion.

In addition to the purchase price, you should consider costs such as solicitor’s fees, mortgage arrangement fees, surveys, valuation fees, and any applicable taxes or moving costs.

Absolutely. Whether you’re a first-time investor or expanding your portfolio, our team can help you find suitable investment opportunities and provide guidance throughout the buying process.

Yes. We regularly assist overseas and expatriate buyers purchasing property in the UK. We provide clear communication and support throughout the process, wherever you are based.

Every purchase is different, but the process typically takes between 8 and 16 weeks from offer acceptance to completion, depending on the property chain and legal process.

Our team can coordinate both transactions to help ensure they progress smoothly, keeping you informed at every stage and working closely with solicitors, mortgage advisers, and all parties involved.

Sell

The value of your property depends on factors such as its location, size, condition, and current market conditions. We offer a free, no-obligation property valuation to help you understand its current market value and recommended asking price.

Simply book a free property valuation with our team. We’ll assess your property, discuss your goals and recommend the most effective marketing strategy to help you achieve the best possible outcome.

The timeframe varies depending on market conditions, pricing, location and buyer demand. While every sale is different, we’ll keep you informed throughout the process and work proactively to achieve a successful sale as quickly as possible.

We use a combination of professional photography, high-quality property descriptions, online property portals, social media marketing and our database of potential buyers to maximise exposure and attract qualified enquiries.

Our sales fees depend on the property and service required. We provide a clear, transparent quotation before you instruct us, so you know exactly what you’ll pay, with no hidden costs.

Most residential properties require a valid EPC before they can be marketed for sale. If you don’t already have one, we can help arrange it.

Once an offer is accepted, the property is usually marked as sold subject to contract and the legal process begins. We’ll work closely with you, the buyer, solicitors and any mortgage advisers to progress the sale through to exchange of contracts and completion.

Yes. We regularly assist overseas and expatriate owners with the sale of their property. We provide clear communication throughout the process and work with solicitors and other parties on your behalf, helping to make the sale straightforward wherever you are based.

Yes. Selling a property with a mortgage is very common. Your outstanding mortgage balance is typically repaid from the sale proceeds on completion. We work closely with solicitors and all parties involved to help ensure the process runs smoothly.

Yes. You can sell a property while tenants are still living in it, and this is a common option for landlords selling investment properties. In many cases, a property with tenants in place can appeal to investors looking for an existing rental income stream. The best approach will depend on your circumstances, tenancy agreement and intended buyer. Our team can explain the options available and help you decide how to market your property to achieve the best outcome.

This depends on your objectives and target buyer. Selling with tenants in place may appeal to investment buyers, while selling with vacant possession can often attract a wider range of purchasers. We can advise you on the benefits and considerations of each option.

In addition to estate agency fees, sellers may incur other costs such as solicitor’s fees, EPC costs, mortgage redemption charges, removal expenses and, where applicable, early mortgage repayment charges. We’ll explain the costs relevant to your circumstances at the start of the process.

Our team provides support from valuation through to completion, including marketing, buyer enquiries, viewings, offer negotiations and sales progression. We aim to keep communication clear, transactions moving and our clients informed at every stage.

Seven Living combines professional property marketing, experienced negotiation and dedicated sales progression to help homeowners, landlords, investors and overseas sellers achieve the best possible outcome. Our focus is on clear communication, proactive support and delivering a smooth sales experience from start to finish.

Overseas Landlords

Yes. Many landlords successfully let UK property while living overseas. Seven Living can act as your UK-based letting and management partner, handling tenant enquiries, viewings, referencing, tenancy set-up, rent collection, maintenance coordination and ongoing communication on your behalf.

Our role is to give you practical, local support so your property, tenants and income are managed properly while you are abroad.

A UK bank account can make rent collection and payments easier, but your requirements will depend on your circumstances, mortgage arrangements and tax position.

If you do not currently have a UK bank account, our team can discuss the practical options with you and work with your solicitor, accountant or financial adviser where needed.

The Non-Resident Landlord Scheme is an HMRC scheme that applies where a landlord has UK rental income and their usual place of abode is outside the UK. Under the scheme, letting agents may need to deduct tax from UK rental income and pay it to HMRC, unless HMRC has approved the landlord to receive rent without tax deducted.

If this applies to you, we can help you understand the practical steps involved and recommend that you take independent tax advice for your specific circumstances.

For fully managed properties, we collect rent from the tenant, monitor payments and provide landlord statements. If rent is late, we can follow up with the tenant and keep you updated.

This gives overseas landlords a clearer view of rental income and removes the need to chase payments from abroad.

Tenants can report maintenance issues to our team, and we coordinate repairs using our in-house support and approved contractor network where appropriate.

We assess the issue, arrange suitable action, communicate with the tenant and keep you updated. For urgent repairs, our aim is to deal with matters quickly to protect the property and support the tenant.

Yes. Where inspections are included in your service level, we provide property inspection updates and reports so you can understand the condition of your property without needing to be in the UK.

Inspection reports can help identify maintenance issues, monitor tenancy standards and give landlords greater peace of mind.

We carry out comprehensive tenant referencing before a tenancy begins. This may include identity verification, affordability checks, employment verification, Right to Rent checks and previous landlord references where applicable.

Our aim is to help landlords make informed decisions and reduce risk before agreeing a tenancy.

Our team acts as your local point of contact in the UK. If an urgent maintenance issue arises, we can coordinate appropriate contractors, communicate with tenants and keep you updated throughout the process.

This helps ensure urgent matters are dealt with quickly, even when you are not in the country.

Yes. If you decide to sell your UK property while living overseas, Seven Living can introduce you to our sales team and help coordinate the process with the relevant parties.

Where appropriate, we can support with property access, tenant communication, sales progression and the transition from letting to sale. Legal and tax advice should be taken separately for your individual circumstances.

Yes. We understand that overseas landlords often need clear and convenient communication across different time zones. Our team can communicate by email, phone or WhatsApp where appropriate, helping you stay informed without needing to be based in the UK.

Yes. Seven Living also offers short-let and serviced accommodation support through our specialist short-let service, working with platforms such as Airbnb, Booking.com and corporate accommodation providers.

This can be an option for landlords who want to explore flexible letting strategies, reduce void periods or maximise income potential, subject to property suitability, local rules and building restrictions.

In many cases, no. Much of the lettings and management process can be completed remotely using digital documentation, electronic signatures and regular communication with our team.

Depending on your circumstances, we can discuss whether any in-person steps are required and how best to manage the process from abroad.
