Buying a property in the UK can feel complex, but understanding the process helps everything run more smoothly. Here’s an overview of the key stages:
Once you've found a property you'd like to buy, you can submit an offer. If your offer is accepted, the purchase process officially begins.
If you're buying with a mortgage, you'll work with your lender to arrange financing for the purchase. Having a Mortgage in Principle before making an offer can help demonstrate that you're in a position to proceed.
To comply with UK anti-money laundering regulations, all buyers must provide proof of identity and evidence of how their purchase is being funded. This may include: Photo identification (such as a passport or driving licence), Proof of address, Mortgage documentation (where applicable), Proof of funds for cash purchases (such as bank statements or investment account statements).
Your solicitor will carry out legal checks and property searches, while your lender may arrange a valuation. You may also choose to commission an independent survey to better understand the condition of the property before committing to the purchase.
Once all legal and financial requirements have been satisfied, contracts are exchanged. At this stage, the purchase becomes legally binding and a completion date is agreed.
On completion day, funds are transferred and ownership of the property passes to you. Once the transaction is complete, you'll receive the keys and can move into your new property.
